What is a condominium?
A condominium is a form of property ownership where you own an apartment and a share in the common property of the complex (swimming pool, fitness center, parking, security). All owners are members of the owners’ association, which manages the complex and sets the amount of monthly fees.
What documents are needed for purchase?
From the buyer: international passport. Nothing more — no visa, no work permit, no Thai bank account (although it is useful to open an account).
For the property, the following are checked: Chanote (title deed), ownership history, absence of encumbrances and liens, availability of free foreign quota (up to 49{4c3c43d1166a1d1dff527390f0aa80c2208b22b51fad691393a45f9289cfc652}).
Processing times
Secondary market: 2-4 weeks from reservation to registration.
New construction: the contract is signed immediately, ownership rights are granted after the completion of the project (1-3 years).
Typical pitfalls
Quota exhausted: If 49{4c3c43d1166a1d1dff527390f0aa80c2208b22b51fad691393a45f9289cfc652} of the foreign quota is already occupied, you will not be able to register the property in your name. Check before making a deposit.
No FET: Without a certificate of international transfer, the Land Department will not register the property. All funds must come from abroad.
Seller’s debts: Make sure the seller has no outstanding maintenance fees — otherwise, they will transfer to you.
Purchase without a lawyer: Saving on document verification is the most expensive mistake. Always involve an independent lawyer.
