U-Tapao Airport
Located 30 km south of Pattaya. Currently serves about 3 million passengers a year. Expansion plans to 60 million passengers — the third international airport of Bangkok. This will transform Pattaya from a «transit resort» into an independent hub.
High-Speed Railway
The Bangkok high-speed train project (Don Mueang — Suvarnabhumi — U-Tapao). Travel time: 45 minutes instead of 2 hours by car. Pattaya will effectively become a suburb of Bangkok — like the Moscow region for Moscow.
Eastern Economic Corridor (EEC)
A government program for the development of three eastern provinces. Investments: $45 billion. Creation of technology parks, factories, logistics centers. Thousands of new jobs = increased demand for housing.
Impact on Real Estate
Price Growth: Areas near train stations and the airport (Na Jomtien, Bang Saray, East Pattaya) will show the highest growth — a forecast of 30-50{4c3c43d1166a1d1dff527390f0aa80c2208b22b51fad691393a45f9289cfc652} in the next 5 years.
New Demand: Businessmen and specialists from the EEC will be looking for housing. This will create a constant rental demand.
International Flights: Direct flights to U-Tapao from Moscow, Beijing, Mumbai will attract new buyers.
Now is the best time to enter. Prices have not yet reflected the future infrastructure.
