Main Rule
In Thailand, the services of a real estate agency are always paid by the seller — both in the secondary market and when purchasing from a developer. The buyer does not pay a commission.
How It Works
The developer or property owner signs a contract with the agency and pays a commission (usually 3-5{4c3c43d1166a1d1dff527390f0aa80c2208b22b51fad691393a45f9289cfc652} of the price) after the transaction is completed. The price for the buyer is the same — whether directly from the developer or through the agency.
Why It’s Worth Working Through an Agency
Free for you: You receive professional assistance at no additional cost.
Wide selection: The agency will show properties from different developers and sellers, not just their own.
Protection of interests: Your agent works for you, negotiates in your favor, checks documents.
Assistance after purchase: Apartment furnishing, utility connections, rental management.
When to Be Cautious
If the agency asks the buyer to pay for showings, consultations, or any other services related to purchasing property — this is a sign of dishonesty. It is not advisable to work with such companies.
