Visa to Thailand when purchasing real estate: what can you actually obtain

Визы и проживание

Main Myth

Buying property in Thailand DOES NOT automatically grant the right to a visa or residence permit. This is the most common misconception. Unlike Turkey, Portugal, or the UAE, there is no direct link between property ownership and visa status in Thailand.

Real Visa Options

Thailand Elite Visa

Premium program: visa for 5-20 years for 600,000 — 2,000,000 baht. Does not require property purchase, but can be combined. Grants multiple entries and residency, expedited immigration processing.

LTR Visa (Long-Term Resident)

10-year visa for wealthy foreigners, retirees, remote workers, and specialists. Requirements: income of $80,000/year or investments of $250,000 in Thai government bonds/property.

Retirement Visa (Non-O retirement)

For foreigners over 50 years old. Requirement: 800,000 baht in a Thai bank account or verified income of 65,000 baht/month. Renewed annually.

Tourist Visa

Single entry for 60 days or multiple entry for 6 months (60 days per entry). The simplest option for seasonal living. Can be extended for 30 days at the immigration office.

Non-B (Work Visa)

If you have a business or job in Thailand. Grants the right to reside for one year.

90-Day Rule

Regardless of the type of visa, you must report to the immigration office every 90 days (or do it online). Alternatively, you can exit and re-enter.
